Project Concept:
NoHo Senior Villas is a proposed multifamily community for seniors 55 years of age and older that entails the acquisition of three adjacent parcels located at 5525 – 5539 Klump Avenue. The three parcels currently include 7 existing housing units that will be demolished, so the site can be redeveloped into a new apartment building. The building will offer 48 one-bedroom, one-bathroom units approximately 550 sq. ft. in size, complete with kitchen and 1 two-bedroom managers unit.
Tenants:
48 or more seniors age 55 and older whose incomes range from 30% – 60% of Area Median Income. 25 units will be set aside for homeless seniors who suffer from severe mental illness. The remaining 23 units will be affordable units without Special Needs set asides. The project will offer permanent housing in which all tenants will have leases. The 25 units available to homeless tenants are projected to receive an operating subsidy from the CA Mental Health Services Act or a federal source.
Building Amenties:
The building features a landscaped courtyard at the ground floor as well as a roof deck. Ground floor community space will include management and leasing offices, common community space, an examination room and offices for on-site mental health and social service personnel.
Management and Services:
NoHo Senior Villas is jointly developed by Clifford Beers Housing and PATH Ventures who will coordinate the provision of mental health and social services provided to tenants. The project will have an on-site property manager from The John Stewart Company. An on-site service coordinator and a case manager will work to coordinate a variety of on-site activities for residents through partnerships with area non-profit agencies, faith communities and public agencies.
