Project Concept:
Lantern Woods Apartments is a proposed affordable housing community that entails the acquisition and rehabilitation of two contiguous back-to-back parcels developed in the mind-1950’s located at 425 South First Avenue and 434 South Second Avenue in Barstow, CA. The western parcel currently includes a 12 unit, two-story apartment building, 9-stall carport structure, 3-stall garage, and community laundry room. The eastern parcel currently includes 17 units located in three one-story bungalow apartment buildings, a swimming pool, and 11 uncovered parking stalls. After the renovation is complete, the project will offer 8 two-bedroom units, 4 one-bedroom units, 16 studio units, and 1 one-bedroom manager’s unit.
Tenants:
The project will provide attractive, quality housing for 28 families or individuals whose incomes are at or below 50% of Area Median Income. Rents at the property are expected to be $450 for a studio, $500 for a one-bedroom, and $600 for a two-bedroom. There will not be any rental subsidy for the project.
Building Amenties:
The renovated project will feature a swimming pool, community laundry room, property manager’s office, meeting room, approximately 12 covered parking spaces, restricted access gates at vehicular and pedestrian entrances, and several landscaped, outdoor community spaces.
Management and Services:
Clifford Beers Housing is the sole developer and owner of Lantern Woods Apartments. The John Stewart Company will provide property management services for the project and will hire a full-time, on-site property manager who will be responsible for the day to day operations at the site. Both Clifford Beers Housing and John Stewart plan to work with local non-profit organizations, faith communities, and public agencies to coordinate on-site activities for residents and connect residents to supportive services offered throughout the area.
