28th Street YMCA Residences

The 28th St. YMCA Residences is an adaptive re-use of an historic YMCA that was designed by renowned African American architect Paul Revere Williams. The building is listed on local, state and federal historic registers and the rehabilitation scope is in conformance with Secretary of Interior Standards. The project provides 48 units of studio-style affordable housing and 1 studio-style manager unit. The project includes supportive social services for tenants and approximately 8,000 sq. ft. of ground floor space for CRCD and/or other neighborhood services. Historically, the 28th St. YMCA provided young men the opportunity to establish themselves and get on their feet financially by providing an affordable place to live. The existing 50 rooms are currently only 85-110 SF, and have a shared bathroom on each floor, as well as a common cafeteria on the 2nd floor. Clifford Beers Housing and CRCD plan on redeveloping the building to modern standards so that it can once again serve the surrounding community by providing adults, youth transitioning out of the foster care system and special needs adults with an affordable place to live. The 2nd through 4th floors of the existing building will be rehabbed to provide 24 studio units, complete with kitchenettes and bathrooms. An addition will be made to the rear of the existing building, to provide the remaining 25 studio units.
Modernizing such a special building has proven a considerable challenge. Clifford Beers has risen to this challenge by working closely with KEA, and HRG to design a sensitive re-use of the historic YMCA building. For example, the team exploited Paul William’s interstitial space between the first and second floors; this space will conceal the building’s modern mechanical system lateral tie-ins to avoid unsightly piping exposure in the historically sensitive first floor public rooms. KEA has also designed a thoughtful replacement to the lost annex addition at the rear of the property. The new wing massing remains subordinate to the character defining original building forms. Finally, the project will incorporate LEED building standards and anticipates achieving a LEED Platinum rating upon completion.
