Job Opening

GENERAL DESCRIPTION

Under the supervision of the Director of Housing Development, coordinate and direct the activities of the consultant team including architects, engineers, construction contractors, attorneys and consultants integral to the affordable housing development process. The Assistant Project Manager will assist with the development of project programming and design, site acquisition, entitlements, financing, construction administration and operations start-up. Additionally, the Assistant Project Manager collaborates with the supportive services staff in the development of resident service programs and the refinement of established programs that serve the agency’s core mission.

Education and Work Experience: A bachelor’s degree and preferably a master’s degree in business, finance, political science, public administration or urban planning is desired. Exposures to the following tasks and finance mechanisms are desired but not required:
• Knowledge of finance sources for affordable housing
• Preparation of applications to secure Low Income Housing Tax Credits and Mortgage Revenue Bonds
• Preparation of applications and administer loans and grants from public and/or private agencies
• Management of consultants during predevelopment, construction and leasing phases of development
• Coordination of schedule and tasks in support of multiple projects
• Knowledge of housing and community development laws
• Computer skills, particularly programs associated with real estate finance and project management

• Professional demeanor in representing the organization to colleagues, constituents, funders and public officials
• Highly organized, with a facility for written and oral presentation
• Ability to make reasoned judgments consistent with the organizational mission and priorities
• Flexible work schedule that can accommodate participation in weekend and evening volunteer and public meetings as well as demanding project deadlines
• Class C California driver’s license and proof of valid automobile insurance.
• Commitment to supportive housing and the affordable housing industry

Typical Tasks and Duties: The following list is meant to be representative, not exhaustive. Other duties may be assigned as deemed appropriate by the supervisor.
• Collaborate with staff to develop project goals and objectives
• Assist in review and analysis of potential development sites to determine their appropriateness in meeting agency goals
• Maintain project budget and schedule
• Prepare applications for funding consistent with their guidelines
• Organize project data so that it is readily available as needed and prepare both internal reports and reports to funders in accordance with their indicated requirements
• Coordinate the closing of predevelopment, construction, and permanent phase loans and equity investor funds
• Manage projects under construction and in lease up
